• Site Analysis: Where should you build? What potential issues does your chosen site have waiting for you?
• Project Feasibility / Process Research: What path will you need to follow with your municipality to obtain your permit?
• Design Consultation: What do you want to build? What style are you looking for? How do you maximize your home's potential within the constraints of your budget?
• Rendering Services: 3-D models of your project using Graphisoft's ArchiCAD 11 "Building Information Modelling" Software.
• Construction Documentation: The "blueprints" for your project.
• Project Management: Coordination of Consultants, answering and tracking of RFI's from contractors, and maintenance of project file until Owner Occupancy.
• Permit Processing: Response to and tracking of plan check comments and questions from municipality. Attendance at Public Hearings and presentations to Design Review Committees.
• Construction Observation: Periodic site visits during construction to make Owner aware of project progress and pending issues.

In the State of California, an unlicensed professional may design and prepare construction documents for single family residential structures and accessory buildings. A civil or structural engineer must be retained to stamp and sign off on any documents that I generate for your permit submittal.

At the present time, my offerings to the commercial / institutional customer are limited to:
